How to calculate how much money a bank will lend you when you ask for a mortgage

Tinc una nòmina de _____ € i m'agradaria comprar un pis, però no sé calcular la quantitat de diners de què puc disposar. És a dir, necessito saber el valor màxim de la hipoteca que jo estaria en condicions de pagar.
El banc:
De manera orientativa ha de calcular que per cada 6.010 € que li deixi el banc, li cobrarà 30 € al mes.
La interessada:
Sí, però jo necessito saber l'import màxim que estaria capacitada a pagar.

Ha de sumar les 14 nòmines i dividir-ho entre 12. Obtindrà els ingressos d'un mes. A aquesta quantitat li resta totes les despeses fixes, menys el lloguer. La quantitat que li queda és la seva capacitat d'endeutament. Aleshores, per saber l'import màxim de la hipoteca que pot demanar, divideix la seva capacitat d'endeutament per 30 i el resultat el multiplica per 6.010. Hi afegeix un 20% que haurà de donar d'entrada i el resultat serà el valor total del pis al qual podrà aspirar.

La interessada:

Here in Catalonia, workers receive 14 salary payments over the course of a year. Add those 14 payments together and divide the total by 12 to get your monthly income. Next, subtract all your regular monthly expenses, except your rent, from your monthly income. The resulting amount is your borrowing capacity.

Then, to work out the highest mortgage you can apply for, divide your borrowing capacity by 30 and multiply the result by 6,010. Add 20% to the figure you get, as you will have to provide that much as a deposit, and that will give you the total you can afford to pay for an apartment.
